A couple of years ago my husband and I took a trip to the Caribbean on a cruise ship.  It was a great experience! The food was great, the service was great, the shows were outstanding, and the ship was spectacular!</p>
<p>When we arrived to our destination in the Caribbean it was so beautiful and all of the natives were there trying to sell you little things that they had made. It was really quite charming, or so we thought. After we had been there for the first day, we decided to go exploring the island the next day since everyone was so friendly. But were we in for a surprise! Apparently the first few streets of the town were for tourists but if you deviated off of the main streets at all, there were bars on every window, people were following you and trying to pawn something off on you and it was filthy. It&#039;s like they were putting up a big &#034;front&#034; for the tourists but in real life, this quaint little island was an island of crime. Natives robbing each other, they even had knives, <a href="http://www.guntraderpro.com/">used guns</a> and <a href="http://www.guntraderpro.com/">guns for sale</span></a> in the streets!</p>
<p>As a tourist with my family, this shocked me! I couldn&#039;t believe what I was seeing. We decided to go back to the ship and follow the mass crowds of tourists to where ever they were going. It was not safe to be alone. I loved the island and its beauty, but be aware of getting off the main trails by yourself. I felt as if it were not safe. Only part of the islands are set up for tourists, otherwise, you&#039;re on your own. I loved the cruise and the beautiful ocean views and would definitely go again!</p>

<p class="MsoNormal">I&rsquo;m fed up!</p>
<p class="MsoNormal">I usually don&rsquo;t get this angry, but thousands of good,<br />
well-intentioned investors are getting duped right now &ndash; and it&rsquo;s costing them<br />
a fortune. I call it the BIG FAT LIE!</p>
<p class="MsoNormal">You may soon get suckered too &hellip;</p>
<p class="MsoNormal">What&rsquo;s got me so fired up?</p>
<p class="MsoNormal">Everyone, and I really mean EVERYONE including irresponsible<br />
investment gurus (you know the ones!), the media, the talking heads on the TV<br />
talk shows, the fat-cat Washington insiders &ndash; are all trying to get you to buy!<br />
Buy foreclosures! Buy bank-owned properties! Buy wholesale! Buy! Buy! Buy!</p>
<p class="MsoNormal">But how are you going to make your money back?</p>
<p class="MsoNormal">That&rsquo;s right. You&rsquo;ve got to SELL the property or at least<br />
hold it and make your money back over time (which is the method I prefer; it&rsquo;s<br />
like getting a social security check every month).</p>
<p class="MsoNormal">But no one is talking about how to sell and it&rsquo;s costing<br />
many investors their homes, their careers and their families. It&rsquo;s awful to<br />
see. I know what&rsquo;s it like because I&rsquo;ve been there. Growing up in an old<br />
apartment with just my mother, we had a Samsonite card table for a dining room<br />
table that we paid for with green stamps. I thank God every day I&rsquo;m no longer<br />
living in poverty thanks to my real estate investments.</p>
<p class="MsoNormal">But others are not so fortunate right now.<span>&nbsp; </span>I&rsquo;ve got one horror story after another such<br />
as the deal Anthony Walker went through just recently.</p>
<p class="MsoNormal">He bought a property for $47,000, spent another $19,000 on<br />
new floors, cabinets, toilets, doors and did all the painting himself. That was<br />
exactly ONE YEAR AGO. Since then, it&rsquo;s sat empty.</p>
<p class="MsoNormal">His first real estate agent was his daughter. Imagine firing<br />
your own daughter? &ldquo;It was painful, but I had to do it,&rdquo; Mr. Walker says now.<br />
Another agent, who sold 100 homes the year before, didn&rsquo;t do any better either.<br />
Meanwhile, he was losing his shirt.</p>
<p class="MsoNormal">He was paying $825 a month in interest for the first 6<br />
months and $1,400 every month afterwards. &ldquo;I saw all this profit I thought I&rsquo;d<br />
realize that never happened. It was just demeaning.&rdquo; Twelve months later and<br />
$13,350 paid in interest on a $66,000 property, he sold it to me.</p>
<p class="MsoNormal">I sold it in just 3 days &hellip; for $109,900! A $43,000 profit!!</p>
<p class="MsoNormal">I&rsquo;ll tell you how I did it in just a moment, but do you see<br />
what&rsquo;s happening?</p>
<p class="MsoNormal">Investors are being suckered into thinking they can buy low<br />
and sell, but the properties aren&rsquo;t selling! Of course they&rsquo;re not selling!<br />
Isn&rsquo;t it obvious?</p>
<p class="MsoNormal">They&rsquo;re using the same strategies from 6 months, 12 months<br />
or even 2 or 3 years ago. Meanwhile they&rsquo;re getting sucked into a downward<br />
spiral of making payments, pouring more money into expensive repairs,<br />
contracting with agents and spending thousands of dollars on marketing and<br />
advertising and waiting &hellip; and waiting &hellip; and waiting for buyers to show.</p>
<p class="MsoNormal">So what&rsquo;s the solution? We have a unique system that turns<br />
the whole buying and selling process around so instead of buying the homes<br />
first, we&rsquo;re finding buyers first. Then we buy the home based on the preferences<br />
of the buyers and what they qualify for. When we do buy the home, it&rsquo;s<br />
&ldquo;pre-sold.&rdquo; We already have a buyer!</p>
<p class="MsoNormal">Plus, we also give first-home buyers our famous &ldquo;Obama<br />
Bucks.&rdquo; Right now, the government is offering new home owners tax credits of up<br />
to $8,000. But many homeowners can&rsquo;t afford the down payment needed to buy the<br />
home, so we&rsquo;re giving them the money that they expect to get from the tax<br />
credit upfront. We get paid later when the government check comes in.</p>
<p class="MsoNormal">Think the &ldquo;Obama Bucks&rdquo; will get you more buyers? You bet it<br />
would! The government estimates that up to 800,000 first-time homeowners may<br />
qualify for a new home, which opens up a whole new market for many investors.<br />

they can gobble them up.</p>

			<content:encoded><![CDATA[<p>There has been a great deal of negative press recently regarding <a href="http://www.rentbackmyproperty.co.uk/rentback/sell-to-rent/">sell to rent back</a> schemes. Such schemes are offered to those homeowners who are struggling to meet their mortgage repayments or who have fallen behind on their repayments and for whom repossession is a huge threat.</p>
<p>It seems that some companies are less than ethical when it comes to making a fair offer. Some offer as little as 60% of the value of the property. Some buyers sell the properties on to buy to let landlords, who may fail to maintain mortgages which leads to banks repossessing anyway. Some considerably boost up the &ldquo;affordable&rdquo; rent agreement, which leaves tenants again with a struggle to remain in the property. Due to factors such as this and more, many homeowners do not have the deal they thought they were getting and have fallen victim to sell and rent back company traps. If you are considering selling your home and renting back here are some questions that you must ask the company before signing your home away, if you want to avoid falling into a trap and a decision you later regret.</p>
<p>One of the first questions that you should ask is how long you are able to rent back the property. Some companies lead homeowners to believe they can rent back indefinitely. However, in the majority of cases there is no actual lifetime guarantee. If the company you are considering selling your home to tell you that you are able to remain in the property for life, then ensure they provide you with this information in writing in a legally binding tenancy contract.</p>
<p>You may want to find out if you have the option of being able to buy back the property in the future if you situation allows and if so how the company works out the amount you have to pay. If the company refuses to offer you the chance to buy back the property, then you may want to ask yourself why this is, as this may be an indication that they are not interested in you staying on in the property over the long term. If the company does offer you the option of buying back then you need to ask how they work out the figure you are given. It is possible that companies will provide you with a set figure, which you are able to pay over time, at the time of you selling the property. Some ask that you pay a percentage of the true value and others may ask that you pay what they paid you for the property plus a set amount or premium on top of this. Whatever option you are given it is essential that you get the figure in writing.</p>
<p>When you take the option of being able to <a href="http://www.rentbackmyproperty.co.uk/">sell to rent back</a> you want to ask how long the rent will be fixed and how the company will review it. Usually the rent will be fixed for the initial tenancy agreement. However, some companies may include break clauses in the agreement, which would allow them to increase the rent before this period had ended. Generally, you can expect a slight increase in rent every 1 or 2 years but make sure that you get everything in writing.</p>
